Your role
We are looking for a passionate, data-driven digital marketer who can lead on driving demand for our business as if it were their very own. You must be super organised, insanely efficient, and relentless in growing our demand pipeline to fuel the growth of Work.Life.
At its core, your role exists to generate qualified sales leads into our pipeline and ultimately to tour stage. You'll be working across all marketing channels and managing our agency relationships, identifying ways to deliver consistently great results at our targeted cost per tour (CPT).
You're the key link with our Central Sales team, where your role intersects to ensure effective conversion metrics and data feedback.
To be great at this, you'll be comfortable in a pacy, scale-up environment, where you'll need to be agile & flexible as the owner of a large budget across our direct channel media spend.
You'll be joining a small but established team at a key time, with great support from a brilliant brand Marketing Manager and our in-house Graphic Designer - hot on the heels of us launching our latest brand campaign!
Over time, there's opportunity to grow with the business (& possibly your team) and to broaden your skillset by collaborating across our sales & operations teams and leading on key projects.
Your day to day
The remit of this role spans across demand generation; agency management; website ownership - including our SEO/PPC strategy and its execution; and the maintenance of our CRM (Hubspot) to ultimately enable effective revenue generation for Work.Life.Key responsibilities include:
Demand Generation - plan and drive demand generation activity by identifying new inbound and outbound marketing activities that deliver a flow of qualified leads to deliver against the weekly, monthly and quarterly lead generation targets. You’ll identify and track success metrics such as lead lifecycle and conversion rates, and own performance analysis & recommendations for optimisation.
Agency & freelancer management across SEO, PPC & others to ensure growth objectives are met - including weekly / bi-weekly calls, design briefings & feedback & ad hoc tasks such as adding leads to our CRM, pulling exceptions reporting & exporting CRM/GA reports to support agency activities.
Budget Management - monitoring spend & ROI in order to provide recommendations on changes to allocation of planned marketing spend & effectively manage cost efficiency in line with objectives & results, to ensure our budget is well spent.
CRM management (Hubspot) - owning CRM configuration and management ensuring it's set up and running as effectively as possible, including email marketing (e.g. lost leads) through list building; hosting documents and updating these where necessary & building dashboards & reports to track lead management, scoring and reporting metrics.
Reporting & forecasting to meet our business reporting frameworks & timelines, such as regular weekly & monthly scorecards to report versus targets and forecast future leadflow; most frequently using Hubspot, Google Analytics 4, Google Search Console & Google Ads.
You'll also review and feed back on performance reports from our agency partners and manage any ad-hoc reporting requests.
Website optimisation, maintenance & testing following the relaunch of our website - e.g., briefing web developers & designer to create new modules; optimising and testing forms on-site; updating copy, images & layout; Using Hotjar to identify improvement areas; using GA4 to identify CVRs.
Wide ranging support across the business for key projects and annual goals - such as advising on our current systems improvement workstream; and offering data-led support in driving our revenue goals, such as making changes to existing documents or sales collateral and providing guidance or training, where relevant, to the team.
Your first few months
You'll be driving demand for our new Borough space, to deliver 90% occupancy on opening
You'll test and optimise new lead generation channels to support future new space openings
You'll be creating a plan to improve overall Cost per Tour by 10%
Your ideas and focus will increase our Web Conversion quarter on quarter
Your experience & input will inform our FY25 growth marketing strategy & budgets.

About you
You’ll be a digital marketing pro, with 2-3 years marketing experience, ideally specifically focused on areas such as demand generation, email marketing, testing & implementing new lead generation channels.
Must haves for us are:
You're super confident in data & analytics - this is a happy place for you!
You'll be commercially aware and keen to understand your role in the wider context of the business
You're a project management pro, with great organisational & stakeholder management skills
You've got experience managing budgets & paid media
Strong website management background & you're familiar with GA4
You'll be experienced in CRM management & ideally, improvement.

SMB experience
Confidence in agency management, having worked in larger collaborative environments
Great copywriting style
Familiarity with Hubspot specifically.

The need to knows
The start date for this role is January, but we can start sooner, or will wait for the right person.
