About the Role
We are seeking a Voids Maintenance Officer responsible for managing lock changes, utility meter queries, and tenancy-ready checks for void properties to ensure they are let safely, efficiently, and cost-effectively. Key duties include conducting first and final lock changes within agreed KPIs, installing key safes and codes, and ensuring accurate tracking and delivery of keys to offices and onsite locations. You will record gas and electric meter readings, upload details to the Green Energy Switch Portal, clear meter debts, and report damaged meters for replacement. The role involves providing construction and trade-based support to surveyors and staff, carrying out work-in-progress site visits to monitor performance, standards, and health and safety compliance, and delivering detailed updates and reports. You will complete final void checklists post-inspection to ensure properties meet required standards, manage key returns, and in the absence of the void surveyor, conduct inspections and liaise with contractors. Additionally, you will attend occupied voids within the first 12 weeks of tenancy to resolve maintenance issues such as leaks and repairs to locks, hinges, handles, and window fixtures. Weekly flushing of unoccupied voids will be carried out in line with the council’s legionella process. Accurate record-keeping using the department’s information management system is essential. Ensuring contractor work meets technical standards and customer satisfaction through inspections during and after works is a key responsibility.
Experience
- Extensive experience in maintenance repairs
- Proven experience as a maintenance officer or handy person
- Knowledge of multiple types of utility meters including smart and prepayment meters
- Experience conducting visits and reporting findings
- Experience performing pre-tenancy checks
- Experience ensuring properties meet safety and quality standards in line with HHSRS

Qualifications
- GCSEs in English and Maths or equivalent qualifications
- Basic DBS check required for this role
