About the Role

As a Building Surveyor within our Disrepair Team, you'll play a pivotal role in protecting our residents, reducing disrepair claims, and ensuring our homes are maintained to the highest possible standard.
You will take ownership of a varied caseload of disrepair matters, carrying out detailed property inspections, diagnosing building defects, preparing technical specifications, and managing complex repair projects from inception through to completion.
Working closely with legal teams, contractors, operational colleagues, and residents, you will ensure that works are delivered safely, efficiently, and to the highest quality, helping to minimise future disrepair through proactive surveying and continuous improvement.

Key Responsibilities
Undertake detailed inspections of homes to investigate disrepair cases, identify building defects, and determine appropriate remedial solutions.
Produce comprehensive technical reports, specifications, schedules of work, and cost estimates.
Manage disrepair cases from initial inspection through to successful completion, ensuring residents remain informed throughout.
Oversee contractors on site, ensuring repairs are completed safely, efficiently, and to required quality standards.
Carry out post-inspections and quality assurance checks to ensure completed works meet NHG's standards.
Manage complex repair projects, balancing quality, cost, and timescales whilst delivering excellent customer outcomes.
Ensure all works comply with relevant legislation, including Health & Safety, CDM Regulations, and statutory compliance requirements.
Investigate technical issues and recommend long-term solutions that reduce recurring defects and future disrepair.
Work collaboratively with Housing, Repairs, Asset Management, and Legal colleagues to achieve the best outcomes for residents.
Monitor contractor performance, ensuring value for money, excellent workmanship, and continuous service improvement.
Share technical knowledge and best practice across the wider Surveying team to improve organisational capability.
Experience
- Appropriate Building Surveying qualification or equivalent professional experience.
- Experience managing residential disrepair, responsive repairs, or major works within social housing or residential property.
- Strong knowledge of building construction, building pathology, and defect diagnosis.
- Experience producing detailed technical reports, specifications, and schedules of work.
- Experience managing contractors and delivering repair projects from inception to completion.
- Knowledge of contract administration, including JCT and/or NEC contracts.
- Understanding of relevant legislation including CDM Regulations, Health & Safety, and building compliance.
- Strong customer focus with excellent communication and stakeholder management skills.
- Ability to prioritise a varied workload and manage multiple cases simultaneously.
- Good IT skills, including Microsoft Office.

Qualifications
- Membership of RICS or CIOB (desirable).
- Degree in Building Surveying or related discipline (desirable).
- Experience of expert witness reporting or supporting legal disrepair claims (desirable).
- DEA and/or Fire Risk Assessment qualification (desirable).
- Experience working within the housing association sector (desirable).
