About the Role
As a Commercial Properties Officer, you will play a key role in managing and shaping the commercial spaces within our estates. These spaces are vital to creating vibrant, inclusive communities where people can thrive. You will deliver a professional and compliant property management service, balancing placemaking priorities with commercial viability to generate income that supports housing and community programmes.
Your responsibilities will include managing commercial properties to a high standard, ensuring compliance and excellent service for all tenants. You will monitor arrears, collection rates, and property inspections to meet financial and service KPIs. Handling rent and service charge billing, lease renewals, and rent reviews promptly and accurately will be key tasks.
Building strong relationships with tenants, contractors, suppliers, and internal teams is essential. You will ensure compliance with Health & Safety, Building Safety, and Fire Safety regulations, maintain accurate records of leases, tenancies, and property details to ensure continuity of service, and review supplier contracts to identify opportunities to reduce costs and improve efficiency.
Additionally, you will manage repairs, cyclical works, and tenant fit-outs, liaising with surveyors and contractors as needed. Developing strategies to let or sell commercial units, maximising value while complementing residential uses, and supporting initiatives that integrate commercial spaces into thriving communities and promote creative uses will also be part of your role.
