About the Role
Designer Group is seeking an experienced Mechanical Project Manager to lead the mechanical building services delivery on the prestigious West One redevelopment above Bond Street Underground Station. This major commercial refurbishment and partial redevelopment project involves office and retail space, retained structures, new building services, and ambitious sustainability targets.
You will manage the mechanical package from pre-construction and procurement through installation, testing, commissioning, and handover. The role requires strong experience in commercial construction, office refurbishment, fit-out, or complex MEP delivery.
The West One project involves refurbishing and partially redeveloping an existing 1970s office and retail building in London’s West End. The project aims to modernise workspaces, services, environmental performance, and street-level appearance while retaining much of the existing structure. Working above Bond Street Underground Station creates a complex and highly coordinated delivery environment, offering an excellent opportunity for a Mechanical Project Manager experienced in major central London projects.
Key responsibilities include:
- Leading delivery of all mechanical building services packages
- Managing mechanical engineers, supervisors, subcontractors, and specialist suppliers
- Delivering HVAC, ventilation, heating, cooling, pipework, drainage, public health, and plantroom installations
- Managing the mechanical construction programme and key project milestones
- Coordinating new mechanical installations with existing and retained building services
- Reviewing mechanical drawings, specifications, BIM models, and technical submissions
- Managing RFIs, design changes, material approvals, and procurement schedules
- Coordinating mechanical works with electrical, controls, fire, structural, and architectural packages
- Monitoring labour, materials, productivity, and subcontractor performance
- Identifying technical, programme, commercial, and construction risks
- Working closely with the commercial team on variations, forecasting, and cost control
- Leading progress, coordination, and subcontractor meetings
- Managing testing, commissioning, system completion, and client handover
- Ensuring O&M manuals, commissioning records, and as-built information are completed
- Maintaining high standards of health, safety, quality, and environmental performance
- Building strong relationships with the client, consultants, and project stakeholders
Experience
- Five or more years’ experience in mechanical project management
- Experience working for an M&E contractor, mechanical contractor, or major subcontractor
- Proven experience delivering mechanical building services projects through construction, commissioning, and handover
- Strong knowledge of HVAC, pipework, public health, drainage, and mechanical plant
- Experience managing subcontractors, engineers, supervisors, and site teams
- Experience managing programmes, procurement, RFIs, and technical submittals
- Strong understanding of mechanical design coordination and installation sequencing
- Commercial awareness and experience working with quantity surveyors
- Strong leadership, communication, and stakeholder management skills
- Good knowledge of UK construction health and safety requirements
- Right to work in the UK without requiring sponsorship
Desirable Experience
- Commercial office refurbishment
- High-end office or retail fit-out
- Central London construction projects
- Retained structures and existing buildings
- CAT A or CAT B fit-out
- Shell and core developments
- Live or occupied building environments
- Complex logistics or restricted-access sites
- Projects located above or close to transport infrastructure
- Plant replacement and live-services connections
- Shutdown planning and temporary services
- Sustainable or low-carbon building services
- BREEAM-accredited projects
- BIM and coordinated MEP delivery
- Mechanical trade background, building services engineering qualification, or construction management qualification
About you
You will be a practical and delivery-focused Mechanical Project Manager who can take ownership of a complex mechanical package.
