About the Role
The Real Estate Development Manager (REDM) will lead data center development for AWS, assuming accountable ownership of the real estate development process as Single Threaded Owner (STO) on behalf of Data Center Supply Solutions (DCSS). This role manages developments from contract exchange through fulfilment of all development obligations, ensuring collaboration and effective progress among internal and external stakeholders. You will exercise high-velocity decision-making to resolve challenges early and escalate when necessary. Prior to ownership, you may collaborate with Real Estate Transaction Managers (RETMs) to negotiate development scope, specification, programme, and budget, and help settle contractual arrangements for effective post-transaction management.
You will develop and maintain Development Business Plans (DBP), including cost plans, stakeholder management, and risk registers, prepare Monthly Development Reports (MDR), and manage relationships with counterparties, authorities having jurisdiction (AHJs), and third-party consultants. You will identify and mitigate adverse time and cost impacts, ensure delivery of all development agreement terms and Collateral Development Obligation (CDO) commitments, and prepare Development Close-Out Reports (DCOR) to review outcomes and lessons learned.
This role offers a dynamic work environment with varied daily activities, including reviewing DBPs, aligning with counterparties on cost reports, collaborating with Pre-Construction and Design Engineering teams, and managing risk registers and escalation recommendations.

Experience
- Bachelor's degree or equivalent in Construction Management
- Proven experience in project management, real estate development, architecture, or design
- Demonstrated success as a development manager or equivalent Single Threaded Owner (STO) role managing complex multi-party development programs from pre-transaction through delivery
- Strong financial modelling and analytical skills, including development cost plans, cost reports, NPC/TCO analysis, and GMP/Fixed Price structures
- Experience working effectively across cross-functional teams and partnering with stakeholders at all organizational levels

Qualifications
- Preferred fluency in French, Spanish, German, or Italian
- Proven success delivering large-scale real estate developments across Europe
- Experience with industrial real estate, land negotiations, Collateral Development Obligations (CDO), and Critical Servicing Infrastructure (CSI)
- Familiarity with Build-to-Suit (BTS) and Hybrid development agreement structures
- Knowledge of entitlement, permitting, and AHJ engagement processes across multiple EMEA jurisdictions
- Professional qualifications such as MRICS, RICS, or equivalent are highly desirable
