About the Role
As a Building Manager at The Crown Estate, you will drive service and operational excellence by leading on-site teams, engaging with stakeholders, and delivering an outstanding customer experience. You will oversee the daily operations of one or more properties, ensuring safety, security, and the smooth running of all building facilities. This is a hands-on role, ideal for someone with initiative, drive, and attention to detail.

Your main responsibilities will include acting as the single point of contact for all building-related matters, overseeing maintenance and repair tasks including inspections and preventative maintenance, ensuring health and safety compliance, managing security systems and emergency procedures, and leading on-site teams through recruitment, training, and performance management. You will create and manage budgets, support contract management of third-party vendors, and ensure compliance with relevant laws, regulations, and building codes.

Additionally, you will build strong relationships with property owners, occupiers, and service partners to ensure excellent service delivery and customer satisfaction. You will champion sustainability initiatives aligned with The Crown Estate’s net zero carbon, waste reduction, and social impact targets. The role also involves managing public realm areas adjacent to the property, overseeing documentation such as O&M manuals and compliance records, supporting customer fit-outs, managing service charge budgets, and leading risk management, business continuity planning, and insurance matters.

You will maintain familiarity with building systems including HVAC and MEPH, conduct safety inspections, manage contractors, and ensure all activities comply with regulations and best practices.

Requirements

Experience
Proven experience managing commercial buildings with a strong understanding of property management, statutory compliance, and building services operations. Experience in contractor and KPI management, service charge budgeting, and compliance reporting is essential.

Commercially aware with the ability to identify and develop business improvement opportunities. Committed to sustainability and ESG principles with a forward-thinking approach to responsible property management. Proficient in Microsoft Office 365 and CAFM systems.

Qualifications
Appropriate trade or professional accreditation and/or qualifications in real estate, facilities, technical, or commercial management (e.g., IWFM, NEBOSH, CIBSE). IOSH qualification is required, NEBOSH preferred.
