Hours
Hybrid working pattern. Expect two to three days per week in a Turner & Townsend office, plus client-office or site attendance as required. UK travel may be necessary.

About the Role
Turner & Townsend's Building Intelligence team helps clients transform smart-building ambitions into clear requirements, informed decisions, and operational value. Acting as the client’s independent representative, the team provides a solution-agnostic perspective to ensure the right choices are made early and client assurance is maintained throughout the project lifecycle. This role offers the opportunity to work with leading organisations across commercial occupier, education, and healthcare sectors on projects ranging from complex commissions to multiple smaller advisory engagements.

You will support and progressively lead client-facing advisory work primarily across RIBA Plan of Work stages 1-4, focusing on strategy and use cases that shape project direction before technology decisions are finalized. Your responsibilities include helping clients develop smart-building strategies, use cases, requirements, standards, roadmaps, and decision support; translating operational and user needs into practical requirements for data, integration, interoperability, and building technology; researching and analysing building, operational, and technology contexts to produce clear client recommendations; leading workshops, meetings, and stakeholder engagement; interrogating proposed solutions to identify risks and dependencies; and collaborating with client teams, designers, contractors, technology suppliers, and colleagues.

You will not be expected to perform detailed system design, installation, or platform configuration. Instead, your role will focus on advisory judgement, asking the right questions, and working alongside specialists to help clients make confident, deliverable decisions.

At Consultant level, you will support defined outputs with guidance, build confidence in Building Intelligence methods, and develop client relationships. At Senior Consultant level, you will independently lead defined workstreams and client engagement, contribute actively to proposals and client extensions, mentor colleagues, and help raise delivery standards.

Requirements

Experience
- Supporting smart-building or complex-estate projects through client-side estates or capital-project teams, main or MEP contractors, smart-building systems integration, BMS or building-controls specialists, digital engineering, BIM or information-management teams, complex-estate operations, healthcare infrastructure programmes, or specialist consultancies.
- Experience connecting requirements and strategy through procurement, construction, commissioning, handover, and operation is particularly valuable.

About you
- Genuine curiosity about technology and its potential to improve building and estate operations.
- Working understanding of IoT, digital twins, BMS, and operational data, with a strong appetite for continuous learning.
- Ability to translate complex information into clear written, verbal, and visual communication.
- Collaborative, outcome-led approach focused on client, user, and operational needs rather than preferred technology.
- Confidence to take ownership of agreed outputs and work constructively with diverse stakeholders.
- Sound judgement to ask the right questions about system interoperability, data ownership and access, OT/IT cyber boundaries, commissioning evidence, operational handover, and post-occupation use cases.
- You do not need to be a BMS programmer.

Qualifications
- Relevant degree, professional qualification, or equivalent practical experience is desirable.
- Experience in commercial occupier or education environments is desirable.
- Healthcare-estate experience is desirable.
- Experience supporting client workshops, strategy, requirements, business cases, or technical advisory outputs is desirable.
- Current security clearance or eligibility to obtain it where required by a commission is desirable.
