About the Role
Global Guardians is the UK’s leading Property Guardianship Company, dedicated to revitalising empty properties for the benefit of local communities by placing working professionals as guardians to keep buildings safe and secure. We are seeking a proactive Maintenance Team Manager to lead and manage the maintenance team across all managed properties. You will ensure properties are safe, compliant, and fit for occupancy by overseeing day-to-day maintenance operations, coordinating with contractors, and maintaining high standards of property care. Key responsibilities include leading and motivating the maintenance team across multiple sites, primarily in London, planning and scheduling maintenance tasks to meet operational KPIs, liaising with the Operations Manager and FM Admin Team, managing contractor relationships, responding promptly to urgent maintenance issues, conducting quality checks, and providing accurate reporting to your line manager. You will have the authority to prioritise and schedule maintenance work across sites to support operational efficiency and property readiness.

Experience
- Proven experience managing a team of maintenance staff or contractors
- Strong knowledge of health and safety regulations, building compliance, and property maintenance practices

About you
- Excellent leadership and team management skills
- Ability to coordinate and communicate effectively with multiple stakeholders
- Proactive, organised, and able to prioritise tasks across multiple sites
- Comfortable travelling between sites as required

Qualifications
- Relevant vocational qualifications in facilities management, building maintenance, or a related field
- Health and Safety certifications such as NEBOSH or IOSH preferred
- Valid driving licence required due to travel between sites
