About the Role
Join our Service Charge Team at London and Quadrant Housing Trust (L&Q) as a Section 20 Consultation Specialist. In this key role, you will ensure compliance with statutory consultation requirements while safeguarding financial recovery for major works and long-term service agreements. You will lead on Section 20 statutory consultation processes, ensuring all notices and procedures comply with the Landlord and Tenant Act 1985 (Sections 18-30) and the Commonhold & Leasehold Reform Act 2002. Your responsibilities will include reconciling final costs for major works and communicating these to residents within statutory deadlines to reduce service charge deficits. You will manage resident queries and internal communications regarding Section 20 matters, providing clear and concise guidance on legal requirements. Collaboration with teams such as Homeownership, Technical Services, Procurement, Estate Services, Finance, and Service Charges will be essential to facilitate a smooth consultation process. Additionally, you will identify non-recoverable costs, escalate potential risks, support operational improvements, and maintain accurate records on systems like D365, updating consultation trackers and supporting financial reconciliations. Experience
Proven experience with Section 20 consultation processes, compliance, and service charge administration. Strong administrative and organisational skills with the ability to manage multiple consultations simultaneously and meet deadlines.

Strong analytical and problem-solving abilities with a logical, systematic approach to data analysis and variance identification. Attention to detail to validate data, interpret leases, and ensure accurate consultation processes. Ability to work collaboratively across multiple departments and manage stakeholder relationships effectively.
Qualifications
Knowledge of relevant legislation including the Landlord and Tenant Act 1985 and the Commonhold & Leasehold Reform Act 2002. Proficiency in Microsoft Excel (including VLOOKUP), Outlook, Word, and familiarity with finance or property management systems is essential.
