About the Role
We are rebuilding facilities management with an AI platform that handles volume, complemented by expert FM professionals who manage the complex issues the platform cannot automate. Kitt designs and operates workspace for brands worth leaving home for, while our sister platform, Reeve, is the AI that runs the portfolio—handling reactive jobs, compliance, suppliers, dispatch, and reporting. We are rapidly expanding across London and onboarding 20+ buildings over the next 12 months.

As Senior Facilities Manager, you will report to the Head of Operations and deputise in her absence. You will be Reeve’s human expert on complex, long-tail issues, solving problems that improve the platform’s intelligence. Your responsibilities include onboarding new buildings by scoping plant and transitioning incumbent suppliers, owning complex multi-threaded issues end to end, approving spend within your threshold and challenging soft spend, identifying M&E and compliance risks before failures occur, and bringing diagnosis in-house rather than deferring to contractors.

This role requires a high level of ownership—you take responsibility for the whole problem and ensure it is resolved, not passed on. You will be easy to work with, straight-talking, low-drama, and quick to share knowledge. You put the customer first, measuring success by the client’s experience rather than just ticking boxes. You have a bias to action, preferring to make decisions and adjust as needed rather than waiting for permission.

You bring deep hard-FM expertise across multi-site FM including HVAC, electrical, water, lifts, BMS, and fire systems. You can scope a building and spot risks on sight.

We work fast and tech-first, expecting real ownership and judgment early on. If you want a fixed remit and settled process, this role is not for you. If you want to build something new while running buildings better than anyone else, you will fit right in.

Experience
Proven multi-site facilities management experience with strong knowledge of HVAC, electrical, water, lifts, BMS, and fire systems. Experience in onboarding buildings and managing complex FM issues end to end. Comfortable approving and challenging spend within thresholds.

Qualifications
Relevant FM qualifications or certifications preferred but not mandatory. Strong technical knowledge and practical experience in mechanical and electrical systems and compliance management.
