About the Role
As a Contract Manager in our Repairs team, you’ll play a key role in ensuring our contractors deliver the best possible service to our residents—on time, within budget, and to a high standard. You will support the smooth running of repairs and property services across the business, covering day-to-day maintenance, voids, disrepair, damp and mould, and planned works.

You will work closely with regional teams, suppliers, and colleagues to ensure work is completed efficiently and effectively, keeping residents informed, supported, and satisfied throughout.

Your responsibilities will include managing the supply chain by reviewing performance, monitoring quality, and ensuring contracts deliver value for money. You will hold contractors accountable and confidently challenge underperformance, using your influencing and negotiating skills to drive improvements. You will step in to resolve complaints and escalations, ensuring lessons are learned to prevent repeat issues.

You will support contract management activities such as planning, procurement, budgeting, and risk management. Additionally, you will lead on key professional services including party wall matters, scaffold licences, and wayleaves, protecting the interests of both the business and our residents.

Using performance data and resident feedback, you will help shape a proactive service focused on prevention, efficiency, and continuous improvement.

We are looking for an organised, confident contract manager with a strong understanding of building maintenance and housing repairs, commercial awareness, and the ability to remain calm under pressure while getting the best from contractors.

Requirements

Experience
- Strong contract and commercial management skills
- Experience managing repairs services, ideally within social housing
- Ability to use data to challenge underperformance and improve services
- Experience managing risk and supporting audit preparation or delivery

About you
- Excellent communication, stakeholder engagement, influencing, and negotiating skills
- Resident-focused approach with the ability to work collaboratively to improve satisfaction
- Organised, confident, commercially aware, and calm under pressure

Qualifications
- A full UK driving licence and access to a vehicle is preferable
