About the Role
Are you ready to play an important role in supporting the delivery of specialist and complex repairs and maintenance cases in one of London’s most ambitious and diverse boroughs? Redbridge Council is looking to recruit a Specialist Maintenance Team Surveyor who will support managers to ensure delivery of a first-class service to all tenants and leaseholders, whilst meeting all regulatory and statutory requirements.

This role focuses on conducting property inspections, preparing technical reports, and coordinating all necessary remedial works to ensure legal compliance and tenant satisfaction. It is crucial in minimising risk and financial liability for the council.

You will champion the customer's experience to improve satisfaction while managing expectations effectively.

As a Specialist Maintenance Team Surveyor, you will work proactively with internal and external stakeholders to manage complex specialist cases requiring significant works, ensuring a seamless and supportive experience for tenants impacted.

You will investigate claims in line with legal obligations under the Housing Act and related legislation, inspect properties, identify defects, and recommend appropriate remedial actions.

Key responsibilities include:
- Preparing detailed technical reports, schedules of works, and cost estimates
- Supporting the Aids & Adaptations and Home Improvement Team in delivering Disabled Facilities Grant works
- Acting as the council's representative in legal proceedings, providing expert evidence when required
- Liaising with tenants, contractors, and legal teams to resolve specialist maintenance claims and repair issues efficiently
- Overseeing contractors to ensure high-quality remedial works within agreed timescales and budgets
- Maintaining accurate records of inspections, correspondence, and outcomes
- Preparing and agreeing valuations, variations, post inspections, and final accounts
- Providing professional advice on complex and specialist repairs issues to internal and external stakeholders
- Contributing to policy development and implementation to reduce claims and improve service delivery

Requirements

Experience
- Proven experience investigating and resolving housing claims including disrepair, damp, and mould
- Experience preparing schedules of works and managing contractors
- Experience supervising contractors/sub-contractors within agreed timescales and preventing contract exploitation
- Demonstrable knowledge of housing legislation including the Housing Act, Landlord and Tenant Act, HHSRS, and Awaab’s Law
- Thorough understanding of Health and Safety requirements related to the construction industry

Qualifications
- HNC or equivalent qualification in a construction-related field plus relevant practical experience demonstrating competence
OR
- Equivalent knowledge and skills gained through significant relevant experience in building, surveying, or a similar construction-related environment
