About the Role
We are seeking a highly organised and proactive Residential Facilities Manager to join our Facilities Management team. You will be responsible for managing a high-end residential block portfolio consisting of 30 blocks across West London. Your role will involve overseeing daily operations, maintenance, and safety across the portfolio to ensure efficient, quality, and value-for-money service delivery for our clients and occupiers.
Key responsibilities include assisting in the management of hard and soft service providers, monitoring SLAs and KPIs, and re-tendering contracts. You will assist in preparing and managing service charge budgets in line with the RICS code of practice and monitor budget expenditure alongside the client accounting team. Ensuring compliance with Environmental, Health and Safety legislation, codes of practice, and company policies across all buildings and sites is essential.
You will regularly visit and inspect buildings and sites to ensure key deliverables are met, support project works with internal and external parties, and provide accurate reporting to partners, property managers, clients, and the Health & Safety director. Developing strong working relationships with residents and leaseholders to resolve issues promptly and professionally is also a key part of the role.
Experience
- Proven experience (3+ years) in facilities or property management, preferably in a residential setting
- Experience managing high-end residential blocks, gardens, and roadways
- Experience in facilities or property management roles including setting and managing service charge budgets
- Experience using property management systems such as TRAMPS or Filestore is advantageous
- Experience with online environmental, health and safety management and compliance systems (e.g. RiskWise)

- Strong organisational and communication skills with the ability to liaise effectively with partners, property managers, contractors, clients, and residents
- Proactive and able to manage multiple priorities while maintaining attention to detail
- Client-focused with the ability to build and maintain strong relationships
- Ability to instruct, manage, and supervise contractors in a timely and professional manner
- Strong IT skills and comfortable working with various management systems
Qualifications
- IOSH qualification or demonstrated knowledge and experience of health and safety
- Membership of IWFM or another facilities/property management qualification
- Commitment to acting in accordance with company policies and procedures, particularly relating to Residential Management, Health & Safety, and Environmental compliance
