About the Role
The Assistant Manager supports the General Manager in the day-to-day running of the community, focusing on leasing, reservations, and operational activities. The role drives occupancy, revenue performance, and resident retention while ensuring an exceptional resident experience. Pearl Yard, Bermondsey, is one of London’s largest build-to-rent developments by Greystar, delivering over 1,600 modern homes on the historic site of the former Peek Freans Biscuit Factory. Ideally located near Bermondsey Station, the development offers excellent connectivity across London and a strong focus on modern living, wellbeing, and community. Key Role Responsibilities
Acts as a role model by demonstrating core values at all times. Manages viewing activities ensuring company standards are met, follow-up calls are completed, and feedback is gathered. Participates in the leasing process by generating and monitoring traffic, qualifying prospects, preparing tenancy documentation, and managing move-in/move-out and notice to vacate procedures. Utilizes property systems to generate sales and leasing reports, monitor unit availability, log maintenance requests, and record incidents accurately. Engages proactively with residents to improve service delivery and promote satisfaction and retention by responding timely to inquiries and resolving service issues. Oversees on-site inquiries, maintains an inventory of ready apartments, recommends rent pricing and concessions, and monitors daily sales and leasing activities. Implements advertising and promotional activities effectively. Develops and maintains local knowledge relevant to resident needs such as travel, entertainment, and amenities. Stays informed about market and competitor conditions impacting occupancy and results. Coordinates tenancy management including apartment inspections, evictions, and collection of late fees. Monitors lease expirations to control vacancy exposure and manages rent arrears to meet business goals while promoting tenancy extensions and other revenue streams. Collaborates with maintenance to ensure community appearance meets company standards and inspects show flats for market alignment. Supports the General Manager in team engagement and motivation to achieve leasing and occupancy targets. Assists in developing team capabilities, coordinating training, and addressing performance issues. Ensures team compliance with UK tenancy legislation, Health and Safety, and company policies. Promotes investor satisfaction through timely performance reporting and responsive client communication. Reviews financial and operational reports to identify and resolve leasing performance issues. Identifies opportunities to generate revenue and maximize utility efficiency. Acts up for the General Manager in their absence, ensuring smooth operation. Participates in an on-call roster for out-of-hours emergency support. Ensures compliance with company policies, laws, and regulations governing housing operations. Accountable for resident engagement and reputation score. Manages debt to ensure accurate income recording reflected in monthly financial accounts. Supervises and motivates the team to create a productive and enjoyable work environment. Demonstrates a good understanding of the leasing process and a willingness to learn property management systems and IT infrastructure.

Requirements

Experience
- Proven track record in driving leasing/sales performance and managing operations including P&L responsibility and budget monitoring within the property sector or a similar environment.
- Detailed knowledge of Landlord/Tenant legislation.
- Experience motivating and coaching teams and delivering service excellence in a management role is desirable.
- Understanding of debt collection processes is desirable.
- Knowledge and understanding of UK Health and Safety policies and Fire legislation is desirable.

Qualifications
- Good level of general education.
- Proficient in Microsoft Office (Word, Excel, Outlook).
- Proficiency in property operations software is preferred; training will be provided.
- Financial understanding of accounts and budgeting; further development will be provided.
