About the Role
The Maintenance Technician will contribute to an exceptional resident experience by working alongside the Community and Estates Management teams. This role involves delivering a high standard of repairs, maintenance tasks, planned and unplanned works, and ensuring statutory compliance of building fabric and mechanical and electrical systems. Responsibilities include inspecting and diagnosing faults, undertaking minor repairs and decoration to buildings, grounds, and equipment, and maintaining cleanliness throughout the community.
Key duties include effective communication with residents, clients, contractors, and colleagues; managing the electronic maintenance reporting system (Onesite) to ensure timely completion of tasks; maintaining property maintenance records in line with company policies; and managing spares, stock, and supplies with forward planning.
The role requires performing high-quality repairs in plumbing, joinery, carpentry, painting, decorating, and lighting or overseeing contractors to complete repairs. The Maintenance Technician must respond promptly to health and safety matters, report incidents, move furniture and heavy items, and ensure communal areas and refuse/recycling facilities are maintained to the highest standards.
Additional responsibilities include coordinating and supervising external contractors, monitoring subcontractor performance and documentation, assisting with community works management, supporting key management tasks to maintain site security, and managing statutory testing records including PAT testing, emergency lighting inspections, fire alarm tests, and fire evacuations.
The Maintenance Technician will also ensure gardens and grounds are well maintained and hazard-free, practice proper safety techniques, be available for out-of-hours emergency call-outs, review site risk assessments, and seek to maximize utility efficiency.

Requirements

Experience
Experience in repairs and maintenance within a domestic residential environment or as a general builder/residential construction in trades such as plumbing, electrical, or carpentry. Experience installing and maintaining hot and cold water systems, sanitary appliances, soil and waste drainage, electrical systems, fire alarms, emergency lighting, and security systems is essential.

Qualifications
A reasonable level of general education equivalent to O’ Level/GCSE with demonstrable written and numerical skills. Awareness of health and safety requirements on site. A recognised trade qualification such as a Building Crafts Operative Certificate, City and Guilds, or NVQ relevant to residential building repairs and maintenance (e.g., plumbing or electrical) is essential.
