About the Role
As a Maintenance Technician at Greystar Management Services, you will contribute to an exceptional resident experience by working alongside the Community and Estates Management teams. Your role involves delivering a high standard of repairs, maintenance tasks, planned and unplanned works, and ensuring statutory compliance of the building fabric and mechanical and electrical systems. You will inspect and diagnose faults, undertake minor day-to-day repairs and decoration to buildings, grounds, and equipment, and support the smooth operation of the community environment.

Key responsibilities include maintaining cleanliness standards, effective communication with residents, clients, contractors and colleagues, and managing maintenance tasks through the electronic reporting system, Onesite. You will promote customer satisfaction by providing regular updates on maintenance progress, administer property maintenance records in line with company policies, and maintain budgetary and resource controls.

Your technical duties will cover plumbing, joinery, carpentry, painting, decorating, and lighting repairs, or coordinating contractors for more complex tasks. You will ensure health and safety compliance, report incidents appropriately, move furniture and heavy items as needed, and maintain communal areas to the highest standards. You will coordinate and supervise external contractors, monitor their performance, and manage statutory testing records including PAT testing, emergency lighting inspections, fire alarm tests, and fire evacuations.

Additionally, you will oversee garden and grounds maintenance, practice safe working techniques, be available for out-of-hours emergency call-outs, review site risk assessments, and seek to maximize utility efficiency.

Requirements

Experience
- Experience undertaking repairs and maintenance in a domestic residential environment or as a general builder/residential construction in trades such as plumbing, electrical, or carpentry.
- Experience installing and maintaining hot and cold water systems, sanitary appliances, soil and waste drainage.
- Experience installing and maintaining electrical systems, fire alarm, emergency lighting, and security systems.

- Reasonable general education to O’ Level / GCSE or equivalent with demonstrable written and numerical skills.
- Awareness of health and safety requirements on site.
- Helpful, friendly personality with professional, courteous communication skills.
- Good team player with strong relationship building and influencing skills.
- Positive approach with the ability to work on own initiative.
- Excellent organisational skills with the ability to multitask and prioritise.
- Flexible and adaptable to thrive in a changing environment.
- Contractor and supplier supervision skills are desirable.

Qualifications
- Recognised trade qualification such as Building Crafts Operative Certificate, City and Guilds, or NVQ relevant to repairs and maintenance in residential buildings (e.g. plumbing or electrical) is essential.
- Fluent English verbal and written communication skills.
