About the Role
The Maintenance Technician plays a vital role in delivering an exceptional resident experience by working closely with the Community and Capital Project teams. This position involves performing high-quality repairs, maintenance tasks, planned and unplanned works, and ensuring statutory compliance of building fabric and mechanical and electrical systems. Responsibilities include inspecting and diagnosing faults, undertaking minor repairs and decoration of buildings, grounds, and equipment, and maintaining a safe and clean environment.
Key duties include maintaining cleanliness standards throughout the community, effective communication with residents, clients, contractors, and colleagues, and managing maintenance tasks through the electronic reporting system, OneSite. The role requires administering property maintenance records in line with company policies, managing budgets and resources, and ensuring adequate stock levels.
The Maintenance Technician will carry out repairs across multiple trades such as plumbing, joinery, carpentry, painting, decorating, and lighting, or coordinate contractor repairs. Health and safety compliance is critical, including reporting incidents, conducting statutory testing (PAT testing, emergency lighting inspections, fire alarm tests), and maintaining security standards.
Additional responsibilities include supervising external contractors, monitoring subcontractor performance, maintaining gardens and grounds, responding to emergency call-outs, reviewing site risk assessments, and seeking to maximize utility efficiency.
This role requires a proactive approach, strong organizational skills, and the ability to work independently and as part of a team to ensure the highest standards of maintenance and resident satisfaction.
Experience
Experience in repairs and maintenance within a domestic residential environment or general building/residential construction, including trades such as plumbing, electrical, or carpentry. Experience supervising contractors and suppliers is desirable.

Qualifications
A reasonable level of general education (O’ Level / GCSE or equivalent) with demonstrable written and numerical skills. Awareness of health and safety requirements on site. A recognized trade qualification such as Building Crafts Operative Certificate, City and Guilds, or NVQ relevant to residential repairs and maintenance is desirable. Commitment to continuous improvement of knowledge, skills, and abilities.
