About the Role
You will run an autonomous business unit taking overall responsibility and accountability for the operations including team members, daily activities, and the resources of the property to achieve established budgeted financial and operational goals. Leading the team by example, your focus will be to build a vibrant, safe, and welcoming community that residents enjoy being part of. You will act as a role model by demonstrating core values and lead the team to create positive, memorable experiences by exceeding expectations for all residents. Working closely with marketing, you will shape local marketing and leasing strategies based on relevant market data to achieve occupancy and revenue goals. You will ensure marketing campaigns, advertising, and promotional activities are effectively implemented and establish strong relationships with internal and external stakeholders, including sales, marketing groups, and universities, ensuring compliance with regulations and providing performance data and reporting.

You will proactively engage with residents to improve service delivery and enhance the overall resident experience through community events. Financial responsibilities include meeting targeted revenues by making rate recommendations, preparing and forecasting annual budgets, managing financial performance through regular P&L reviews, and promoting investor satisfaction through timely reporting and communication. Resident satisfaction and retention will be promoted by ensuring timely responses to questions, requests, and complaints.

You will assess team training needs, develop team capabilities to meet performance goals and succession requirements, and manage purchase orders and invoices. Overseeing tenancy management, you will coordinate apartment inspections, evictions, and fee collections. You will work closely with Health & Safety teams to drive a safety culture, manage compliance activities, and ensure the community operates in a safe, risk-free environment.

Operationally, you will ensure compliance with company policies, laws, and regulations governing housing operations and residential lettings. You will manage planned and reactive maintenance and refurbishments, engaging marketing and capital projects teams to ensure timely communication and completion within budgets and timescales. Regular community walkabouts and inspections will be conducted to maintain safety, cleanliness, and appeal of the property, grounds, buildings, and amenities.

Requirements

Experience
- Proven experience driving leasing performance and managing operations within the property sector or a similar environment.
- Demonstrated leadership experience with a track record of delivering service excellence.
- Detailed knowledge of Landlord/Tenant Legislation.
- Experience recruiting, leading, directing, evaluating, and managing team members to achieve high performance.
- Strong organizational skills with the ability to multitask and prioritize.
- Excellent verbal and written communication skills.
- Numerical skills necessary for financial management and reporting.
- Ability to adapt communication and negotiation skills to diverse audiences.
- Flexible and adaptable to fast-paced and changing environments.
- Enthusiasm for delivering exceptional stakeholder experiences and continuous self-improvement.

Qualifications
- Good level of general education.
- Proficient in Microsoft Office (Word, Excel, Outlook).
- Proficiency in property management software (training provided).
- Knowledge and understanding of UK Health and Safety policies, preferably with recognised training such as IOSH or NEBOSH.
- Desirable: Evidence of change management delivery.
