About the Role
Thamesmead is changing and this is an opportunity to be part of that change. We’re looking for a Neighbourhood Warden who is passionate about supporting communities, improving neighbourhoods and helping residents feel safe and heard. This is a hands-on, varied role, working at the heart of our estates during a period of regeneration and renewal. This blended role sits between neighbourhood management and community safety. You’ll spend much of your time out on the estate, building relationships, responding to everyday issues and working with colleagues and partner agencies to resolve concerns early.
In this role you’ll:
- Be a highly visible presence on our estates, engaging positively with residents
- Respond to low and high level anti-social behaviour, neighbour disputes and quality-of-life issues
- Carry out welfare checks and provide reassurance and support to residents
- Support basic tenancy management activity, including estate inspections and follow-ups
- Tackle environmental issues such as fly-tipping and abandoned vehicles
- Gather information and evidence, and where required, support investigations led by relevant authorities
- Work closely with internal teams and partner organisations to find proportionate, practical solutions
- Keep accurate records and update IT systems to ensure cases are managed effectively
No two days are the same; one moment you may be reassuring a resident, the next helping prevent problems from escalating or supporting wider enforcement activity.
Why join us?
You’ll be working in Thamesmead, an area undergoing significant regeneration, where visible neighbourhood roles really matter. When you join Peabody, you become part of an organisation guided by our values – Be Kind, Do the Right Thing, Love New Ideas, Celebrate Diversity, Keep Our Promises and Pull Together – and committed to creating a workplace where everyone feels supported, included and empowered.
Here’s what you’ll get when you join us:
- Flexible and hybrid working
- 30 days' annual leave, plus bank holidays
- Up to 10% pension contribution, matched 1:1
- Two additional paid volunteering days each year
- Flexible benefits scheme, including options for healthcare, dental care, and more
Experience
Experience in a frontline, customer-facing role, particularly in housing, estates, community safety or a similar environment is desirable.
About you
You are someone who genuinely cares about communities and can stay calm, fair and professional in challenging situations. You have the ability to communicate confidently, de-escalate situations and build trust with residents. You demonstrate sound judgement and a common-sense approach to problem solving, with a strong commitment to fairness, safety and proportionate action. You are confident using IT systems, including recording information accurately and working with digital tools. Above all, you care about people and place, and want to play a practical role in supporting a community through change.
Qualifications
A full UK driving licence and access to a vehicle is required. This role will require a Basic DBS check. You must have the right to work in the UK; visa sponsorship is not available.
