£44,000 per annum (London weighted salary) or £40,000 per annum (Regional salary), dependant on experience

About the Role
Join the Asset Strategy team at London and Quadrant Housing Trust as a Stock Condition Surveyor. In this permanent role, you will play a key part in improving our understanding of housing stock and supporting long-term asset strategy and investment plans, which involve expenditure of up to £200 million per year to improve existing homes. You will conduct stock condition surveys across our portfolio, ensuring accurate and consistent recording of any changes to update the organisation’s asset register. Your technical expertise will be applied to all stock condition related activities.

Initially, surveys will be conducted in the following areas (except for the Manchester role): Greenwich, Bexley, Bromley, Barking and Dagenham, Havering, Thurrock, Croydon, and Lewisham. Moving forward, you may be assigned to one or more boroughs within L&Q’s housing stock. Candidates should specify preferred boroughs based on commute and living area.

This role requires travel; therefore, a full driving licence and access to a vehicle are essential.

Your responsibilities will include carrying out surveys of dwellings, communal areas, garages, and other L&Q assets; working closely with the Asset Strategy team to provide technical advice and support on asset management; capturing data to ensure compliance with Decent Homes and the Housing Health & Safety Rating System (HHSRS) including knowledge of the Homes (Fitness for Human Habitation) Act 2018; recording data on PDA or tablet for upload into the main database; updating stock condition component information; and collaborating with Stock Condition Administrators to ensure timely appointments and reporting of hazards and decent home failures within regulatory timescales.

You will work effectively within your team and engage with colleagues across teams to solve problems and find optimal solutions.

Requirements

Experience
- Undertaking stock condition surveys and developing asset investment programmes.
- Knowledge of Decent Homes, HHSRS, Homes (Fitness for Human Habitation) Act, Gas safety, Legionella, and IEE regulations.
- Excellent data handling and analysis skills.

- Ability to identify property and customer needs and develop appropriate solutions.
- Strong team player with effective communication and problem-solving skills.
- Willingness and ability to travel as required.
- Full driving licence and access to a vehicle.

Qualifications
- Minimum HND/HNC in construction or a similar qualification.
