About the Role
As an Operations Manager, you will support, develop and execute the Company’s strategies related to property management operations by directing your team on an assigned portfolio of 4-6 properties, typically 1,500-2,000 residential units at lease-up or stabilisation stage within London. You will act as the primary operational point of accountability between site teams and Regional Operations Managers, collaborating closely with Asset Management, Finance, HR, Marketing, and central support functions.

Your responsibilities include developing and implementing strategies and practices to enable assets to meet and exceed budgeted financial goals and operational performance objectives. You will oversee budgeting and reforecasting processes, analyse financial statements, and address performance gaps. Building strong relationships with internal and external stakeholders to foster cross-functional collaboration will be key.

You will ensure properties meet operational, financial, and business goals through inspections, report reviews, and action plans. You will analyse competitor data and work with central teams to drive occupancy and revenue through sales and marketing initiatives. Procurement requirements for supplies, equipment, and services will be defined and managed.

Providing supportive leadership by hiring, training, and managing performance of site-based teams is essential. You will create positive resident experiences, ensure property standards through quality and safety inspections, and manage service charge expenditure and recoveries.

Tracking lease-up pace, occupancy, renewal rates, and resident satisfaction data will help you take timely corrective actions. You will ensure consistent and compliant tenancy management processes, supporting the Regional Operations Manager with accurate operational updates.

This role focuses on lease-up and stabilisation of properties, including working with third-party agents and central teams to set up processes, manage snagging and defects, and deliver a seamless resident experience from leasing through to end of tenancy.

Requirements

Experience
- Senior level experience leading and managing multi-site operations, ideally in leisure, retail, hospitality, or property sectors where service, revenue, and occupancy are key profit drivers.
- Proven track record of bringing new assets, products, or services to operational performance.
- Experience working in multi-disciplinary team environments.
- Strong commercial awareness and high competence with financial management.
- Resilient and adaptable to changing schedules and urgent requests.
- Excellent communication skills with the ability to influence and lead confidently.
- Customer service focused and dynamic leadership style.

Qualifications
- Graduate or equivalent experience.
- Strong proficiency in Microsoft Office (Word, Excel, Outlook).
- Experience with business systems software preferred; familiarity with Entrata, Yardi, and/or Vantify advantageous but training will be provided.
- Practical understanding of UK legislation related to tenanted property and buildings management (Housing Act 1988, Tenant Fees Act 2019, Building Safety Act 2022, Renters’ Rights Act) or relevant qualification preferred.
- IOSH Managing Safely or equivalent Health & Safety qualification desirable.
- Knowledge of change management and international working environments is a plus.
- Additional language skills are advantageous.
