The Essentia Property & Asset Management team is looking for a Property Manager to join our friendly team. You’ll work on a full range of commercial property matters including lease events, service charges and business rates and will maintain accurate records at all times.

Main duties of the job
The Essentia Property & Asset Management team is seeking an individual with experience and knowledge of general practice surveying. You will work on a full range of commercial property matters to ensure the smooth running of the Trust’s extensive property portfolio. We occupy freehold properties and many others across SE London on a leased or licenced basis. We also have several tenants so you’ll need to have a working knowledge of UK property law. Most importantly, we’re looking for someone with a “can do” approach who’s keen to apply and develop their property skills. Detailed job description and main responsibilities
Operational delivery
Responsible for day to day management and professional work relating to the property portfolios of Guys and St Thomas NHS Foundation Trust in accordance with landlord and tenant legislation and good estate management practice. Dealing with, lease renewals, grants of new leases, landlord consents, property inspections, rent arrears and debt recovery and the co-ordination and calculation of service charges.
To provide and receive highly complex, sensitive and contentious information and deal with it in an appropriate manner. To be able to brief senior managers in an efficient and succinct fashion. To make cogent judgements across wide estate issues taking account of legislation and conflicting demands.
To plan and co-ordinate a broad range of complex activities including legal, planning applications and occupations across the Trust’s estate and to adjust plans and strategies to meet priorities. Sustained periods of mental concentration will be required as will an ability to adapt to unpredictable work patterns. The working environment is fast paced and changeable.
To provide info necessary to support the preparation/ submission of planning applications on behalf of the Trust to protect the Trusts interest.
To support the CAD team by providing accurate information on plans and information of the whole estate covering all aspects of information necessary, including legal plans.
To liaise with third party occupiers of Trust space to ensure that lease obligations are fulfilled.
A competent user of MS office suite and familiar with data manipulation and retrieval systems for the storage and management of legal/ property documents.
Contract Management
To undertake general property management work relating to Guys and St Thomas NHS Foundation Trust.
To assist with the negotiation of terms for licences, wayleaves and easements in respect of the Trust’s property.
To contribute to the identification of savings and new revenue streams and to ensure their implementation to meet the Trust’s Cost Improvement Plan.
To liaise with appointed agents in the preparation of particulars and marketing of land and property for sale or to let.
To provide valuation advice to Head of Property and generally to assist with the valuation of Trust properties as required.
To assist in the preparation of regular reports/papers for submission to formal Trust boards and sub committees, liaising with internal and external stakeholders as required.
To lend property specialist assistance to Capital Project colleagues as required.
To ensure the accuracy and updating of the Trust’s property information asset database.
To assist with the management of consultants and multidisciplinary team workloads and outputs to ensure delivery to agreed timescales.
To foster and maintain a good working relationship with third party suppliers and to assist in managing the Trust’s appointed solicitors.
To regularly undertake property inspections and site visits of occupied and vacant buildings and land.

Education/ Qualifications
Essential criteria
Educated to degree level or the equivalent level of knowledge, skills and experience.
Chartered Surveyor or qualifications and experience leading to Chartered status
Expert technical knowledge in commercial property management.
Desirable criteria
Evidence of recent continuing professional development and Presentation skills
Experience
Essential criteria
Extensive experience in of commercial property management in a varied property portfolio.
Experience of managing major asset portfolios
Experience of strategic asset management
Desirable criteria
Understanding of financial and environmental risks of poor space utilisation
Experience within the NHS or other public sector body
Skills, knowledge and abilities
Essential criteria
Expert knowledge of planning, land law and Landlord and Tenant legislation.
Knowledge of design practice within the Construction Industry
Ability to lead on complex and sensitive Estate management negotiations
