About the Role
You will run an autonomous business unit taking overall responsibility and accountability for the operations including team members, daily activities, and the resources of the property to achieve established budgeted financial and operational goals. Leading the team by example, your focus will be to build a vibrant, safe and welcoming community that residents enjoy being part of. You will act as a role model by demonstrating core values and lead the team to create positive memorable experiences by exceeding expectations for all residents. Working closely with marketing, you will shape local marketing and leasing strategies based on market data to achieve occupancy and revenue goals, ensuring effective implementation of campaigns and promotions. You will establish and maintain relationships with internal and external stakeholders, including sales, marketing groups, and universities, ensuring compliance with regulations and providing performance reporting. Proactively engaging with residents, you will improve service delivery and enhance the overall resident experience through community events. Financial responsibilities include meeting targeted revenues, preparing and forecasting budgets, managing financial performance, and promoting investor satisfaction through timely reporting and communication. You will ensure resident satisfaction and retention by responding promptly to inquiries and resolving service issues. Assessing team training needs, you will develop team capabilities to meet performance goals and succession planning. You will manage purchase orders, vendor invoices, tenancy management processes including inspections and evictions, and ensure compliance with health and safety policies. You will oversee maintenance and refurbishment projects, ensuring timely communication and high standards within budget and timescales. Regular community inspections will be conducted to maintain safety, cleanliness, and appeal of the property and amenities. Key relationships include Regional Operations Managers, Investors, Portfolio Management, and Corporate Support Teams such as HR, Finance, Sales & Marketing, Health & Safety, and Capital Projects.
Experience
Essential experience of successfully driving leasing performance and managing operations within the property sector or a similar environment. Proven track record in leading a team and delivering service excellence in a management role. Detailed knowledge of Landlord/Tenant Legislation. Experience in managing financial performance and budgets. Demonstrated management and leadership skills sufficient to recruit, lead, direct, evaluate and manage team members to achieve high performance, including maintenance specialists.

Qualifications
Good level of general education. Proficient in Microsoft Office packages including Word, Excel, and Outlook. Proficiency in property management software is preferred; training will be provided. Knowledge and understanding of UK Health and Safety policies, preferably with recognized training such as IOSH or NEBOSH.
