About the Role
Barking Riverside is one of the most exciting placemaking projects in Europe, transforming a former industrial site along the River Thames into a vibrant new London neighbourhood of over 20,000 homes. We are seeking a commercially focused Senior Development Manager with excellent project management skills and strong communication abilities to join our team and help deliver our ambitious plans.
Reporting to the Head of Land & Development, you will lead on land disposals and commercial property lettings, manage relationships with plot developers and internal and external partners, and deliver a range of complex projects including obtaining planning approval and discharging conditions.
You will be responsible for legal, governance, risk management, and reporting related to land sales and on-site delivery of homes by plot developers. This role requires strong commercial awareness, extensive experience in land transactions, deal structuring, and a deep understanding of the property market and its influencing factors.
Your key responsibilities will include leading a portfolio of real estate development, planning, and infrastructure projects across Barking Riverside, managing internal and external teams to ensure successful delivery. You will use your expertise in commercial property, development, planning, and negotiation to drive key projects forward, lead land disposals and lettings in line with the Business Plan, and manage Development Agreement obligations.
Building and maintaining strong relationships with internal teams and external partners such as local authorities, contractors, and consultants will be essential. You will represent L&Q in public forums including Planning Committee meetings and events.
Additionally, you will take responsibility for project budgets, ensuring effective financial control and best value, identify and mitigate risks, and ensure compliance with planning, funding, and legal obligations. You will also manage and support your team, fostering a culture of excellence and continuous improvement while ensuring compliance with health and safety, regulatory, and governance standards.

Experience
- Extensive proven track record leading land transactions, deal structuring, residential development, residential investment, and associated legal processes.
- Experience leading projects within a Joint Venture, including strategic land projects, complex planning applications, and S106 negotiations.
- Consultancy experience acting on behalf of a Developer or as a Client in the capacity of a PLC Developer or Registered Provider.
- Demonstrated delivery of large scale multi-phase projects exceeding 500 units with mixed-use components.
- Extensive knowledge of the property market, market influences, and implications of changing conditions.
- Strong financial and commercial acumen including financial modelling and high-level risk management.
- Excellent written and verbal communication skills with the ability to influence and negotiate at all levels.

Qualifications
- Professional qualifications such as RICS, CIOB, RTPI, RIBA or equivalent experience.
- Knowledge of contractual law, planning, development control, and construction practices.
- Proficient in Microsoft Office and business systems, including development appraisals.
