About the Role
The Assistant Manager is responsible for coordinating and delivering leasing and reservations activities, assisting the Community Manager in day-to-day management to achieve budgeted revenue, occupancy priorities, resident retention, and leasing goals. This role acts as a role model by demonstrating core values and ensures the property meets company standards through viewing activities and follow-up. Key responsibilities include actively participating in the leasing process, generating and monitoring traffic, qualifying prospects, preparing tenancy documentation, and managing move-in/move-out procedures in line with company policies.
The Assistant Manager uses property systems to generate sales and leasing reports, monitor unit availability, log maintenance requests, and record incidents. They engage proactively with residents to improve service delivery, promote resident satisfaction and retention, and oversee on-site enquiries, inventory of ready apartments, rent pricing, concessions, and day-to-day sales and leasing activities. Advertising and promotional activities are implemented effectively, and local knowledge relevant to resident needs is maintained.
The role involves monitoring market and competitor conditions, coordinating tenancy management including inspections, evictions, and fee collection, and managing lease expirations to control vacancy exposure. The Assistant Manager monitors payments and chases rent arrears while promoting tenancy extensions and other revenue streams. Collaboration with the maintenance team ensures the community meets appearance standards, and show flats are inspected for market alignment.
Supporting the Community Manager, the Assistant Manager helps engage and motivate the team to achieve leasing and occupancy targets, develops team capabilities through training, and ensures compliance with UK tenancy legislation, health and safety, and company policies. They promote investor satisfaction through timely reporting and respond promptly to client concerns.
Financial and operational reports are reviewed to identify and resolve leasing performance issues, and opportunities to generate revenue and maximize utility efficiency are implemented. The Assistant Manager acts up for the Community Manager when required and participates in an on-call roster for out-of-hours emergency support. The role ensures community operations comply with company policies and relevant housing laws and regulations.
