About the Role
Join London and Quadrant Housing Trust's high-performing Intermediate Market Rent (IMR) team as a Property Manager. This fixed term contract role (3 months, ending January 2027) offers the opportunity to manage a diverse portfolio of homes across London, delivering outstanding customer experiences and contributing to the success of one of the UK's leading housing providers.
The IMR portfolio provides high-quality homes at rents below local market levels, helping customers access well-managed, affordable housing in areas where market rents may otherwise be out of reach. You will play a key role in delivering excellent customer outcomes, protecting asset performance, and supporting the continued growth of L&Q's IMR portfolio.
As a Property Manager, you will take ownership of a portfolio of homes, ensuring residents receive an exceptional customer experience throughout their tenancy. You will work closely with residents, contractors, managing agents, and internal teams to maximise occupancy, minimise voids, support tenancy sustainment, and maintain compliance across your portfolio.
This varied and rewarding role requires strong relationship management skills, commercial awareness, and a proactive approach to problem solving. You will be empowered to make decisions, manage your own workload, and positively influence outcomes for both residents and the business.
Due to the geographical spread of the portfolio, regular travel across London and the M25 region is required. A full driving licence and access to a vehicle for business use are essential.
Hybrid working is supported with 20% - 40% of contractual hours worked from the reporting office or working location in Stratford.

Experience
- Residential property management, housing management or lettings within the private rented sector
- Strong knowledge of tenancy management including Assured Shorthold Tenancies and associated legislation
- Managing tenancy renewals, rent reviews and resident retention initiatives
- Handling customer complaints and resolving complex issues
- Using Microsoft Office applications and CRM or housing management systems, including Microsoft Dynamics 365

- Excellent customer service and relationship management skills
- Strong organisational skills with the ability to manage competing priorities and meet deadlines
- Commercial awareness and understanding of occupancy, void management, rent collection and portfolio performance
- Excellent written and verbal communication skills
- Understanding of legal processes relating to tenancy breaches, arrears and possession action
- A proactive, resilient and solution-focused approach to problem solving
- Ability to build effective relationships with a wide range of residents, colleagues and external stakeholders
Qualifications
- Full driving licence and access to a vehicle for business use (essential due to travel requirements)
