About the Role
Greystar is a leading, fully integrated global real estate platform specializing in property management, investment management, development, and construction services within institutional-quality rental housing. As Assistant Manager, you will coordinate and deliver leasing and reservations activities while assisting the Community Manager in the day-to-day management of the property portfolio. Your goal will be to achieve budgeted revenue, occupancy priorities, resident retention, and leasing objectives.
Key responsibilities include acting as a role model by demonstrating core values, managing viewing activities to ensure company standards are met, and actively participating in the leasing process from prospect qualification to tenancy documentation and move-in/out procedures. Engaging proactively with residents to improve service delivery, promoting resident satisfaction and retention, overseeing on-site enquiries, managing apartment inventory, recommending rent pricing and concessions, and monitoring sales and leasing activities are essential parts of the role. You will also ensure effective advertising and promotional activities, develop local knowledge relevant to resident needs, and stay informed about market and competitor conditions.
Additional duties include coordinating tenancy management processes such as apartment inspections, evictions, and fee collections, monitoring lease expirations to control vacancy exposure, managing rent arrears, and working closely with the maintenance team to uphold property standards. You will assist the Community Manager in motivating and developing the team, ensuring compliance with tenancy legislation, health and safety, and company policies.
Promoting investor satisfaction through timely reporting and responding to client concerns, reviewing financial and operational reports to resolve leasing issues, identifying revenue opportunities, and acting as Community Manager in their absence are also part of the role. Participation in an on-call roster for emergency support and ensuring compliance with all relevant laws and company policies complete the responsibilities.
