About the Role
The Facilities Manager supports the Community Manager to achieve operational and financial goals by overseeing teams and managing the technical services and property maintenance functions. This role covers internal and external parts of buildings, grounds, amenities, and common areas to ensure compliance with building standards, health and safety, statutory regulations, and overall asset functionality.

Key responsibilities include acting as a role model by demonstrating core values, proactively engaging with residents to improve service delivery, assigning and ensuring timely completion of work orders, and maintaining building services to extend equipment lifespan. The Facilities Manager liaises regularly with external stakeholders such as local councils, fire services, and project managers to ensure property compliance.

Additional duties involve collaborating with the Estates Management team on fabric, electrical, and mechanical works, providing monthly reporting on planned preventative maintenance (PPM), lifecycle replacements, and contractor performance. The role requires hiring, onboarding, and developing team members, contributing to budget development and management, processing purchase orders and invoices, maintaining inventory, and managing contractors and suppliers.

The Facilities Manager ensures statutory compliance through regular inspections, risk assessments, and adherence to health and safety legislation. They are also responsible for emergency call-outs, maintaining the physical appearance and safety standards of properties, and fostering a positive culture aligned with company values focused on operational excellence and continuous improvement.

Requirements

Experience
- Building maintenance experience in a corporate residential environment or related building trades including repairs, refurbishing, cleaning, heating, and maintenance administration.
- Previous experience supervising contractors and teams maintaining premium residential buildings.
- Experience developing and maintaining risk assessments and preventative maintenance systems.
- Ability to support Community Managers in operating safe buildings.
- Exceptional communication skills with the ability to influence and work effectively in a customer-facing role.
- Strong work ethic, independence, and ownership of tasks and projects.
- Positive team player with flexibility, adaptability, and willingness to work on-call or overtime.
- Strong commercial awareness with aptitude for innovative and cost-effective solutions.

About You
- Good general education to ‘A’/HND level or equivalent with strong written and numerical skills.
- Proficient in Microsoft Office (Word, Excel, Outlook).
- Understanding of UK Health & Safety laws and statutory regulations related to building management.
- Knowledge of building repair trades, purchasing procedures, painting, and repair methods.
- General understanding of health and safety risks including manual handling, worksite safety, chemicals, and trip hazards.
- Commitment to continuous professional development and producing high-quality results.

Qualifications
- Qualification in electrical/mechanical engineering or plumbing (NVQ, City & Guilds, or equivalent apprentice/trade school).
- Desirable: Degree or equivalent in engineering or estates management.
- Desirable: IOSH qualification.
- Desirable: Knowledge of change management and ability to implement it.
- Desirable: Understanding of HVCA SFG20 maintenance job plans.
