About the Role
The Maintenance Technician will play a key role in delivering an exceptional resident experience by working closely with the Community and Estates Management teams. Responsibilities include carrying out repairs, maintenance tasks, planned and unplanned works, and ensuring statutory compliance of building fabric and mechanical and electrical systems. The role involves inspecting and diagnosing faults, performing minor repairs and decoration to buildings, grounds, and equipment, and maintaining high standards of cleanliness and safety throughout the community.

Key duties include:
- Working as part of the Community team to maintain cleanliness and high standards across the community.
- Communicating effectively with residents, clients, contractors, and colleagues to address maintenance issues.
- Managing and updating the electronic maintenance reporting system to ensure timely completion of tasks.
- Providing regular updates to residents regarding ongoing or delayed maintenance issues.
- Administering property maintenance records in line with company policies.
- Maintaining stock levels and planning for supplies.
- Performing repairs in plumbing, joinery, carpentry, painting, decorating, and lighting or coordinating contractors for such tasks.
- Responding promptly to health and safety matters and reporting incidents appropriately.
- Moving furniture and heavy items as required.
- Inspecting and maintaining communal areas, refuse, and recycling facilities.
- Coordinating and supervising external contractors and monitoring their performance.
- Assisting with community works and key management duties to ensure security.
- Managing statutory testing records and carrying out annual PAT testing, emergency lighting inspections, fire alarm tests, and fire evacuations.
- Supervising garden and grounds maintenance to ensure a clean, tidy, and hazard-free environment.
- Following company safety guidelines and safe systems of work.
- Being available for out-of-hours emergency call-outs.
- Reviewing site risk assessments and seeking to maximize utility efficiency.

Experience
- Proven experience in repairs and maintenance within a domestic residential environment or as a general builder/residential construction tradesperson (plumber, electrician, carpenter).
- Experience installing and maintaining hot and cold water systems, sanitary appliances, soil and waste drainage.
- Experience with electrical systems, fire alarm, emergency lighting, and security systems.
- Contractor and supplier supervision skills are desirable.

- Reasonable general education equivalent to O’ Level/GCSE with demonstrable written and numerical skills.
- Awareness of health and safety requirements on site.
- Strong communication skills in English, both verbal and written.

- Positive attitude with the ability to work independently and as part of a team.
- Excellent organisational skills with the ability to multitask and prioritise.

Qualifications
- Recognised trade qualification such as Building Crafts Operative Certificate, City and Guilds, or NVQ relevant to residential repairs and maintenance (e.g., plumbing or electrical) is essential.
