About the Role
The Maintenance Technician will play a key role in delivering an exceptional resident experience by working closely with the Community and Estates Management teams. Responsibilities include performing high-quality repairs, maintenance tasks, planned and unplanned works, and ensuring statutory compliance of building fabric and mechanical and electrical systems. The role involves inspecting and diagnosing faults, undertaking minor repairs and decoration to buildings, grounds, and equipment, and maintaining a high standard of cleanliness throughout the community. Effective communication with residents, clients, contractors, and colleagues is essential to respond promptly and appropriately to maintenance issues. The Maintenance Technician will manage the electronic maintenance reporting system, Onesite, ensuring tasks are completed efficiently and residents are kept informed of progress. Additional duties include administering property maintenance records, maintaining stock levels, coordinating contractors, monitoring subcontractor performance, managing statutory testing records, carrying out PAT testing, emergency lighting inspections, fire alarm tests, and fire evacuations. The role also involves supervising grounds maintenance, practicing safety techniques, being available for out-of-hours emergency call-outs, reviewing site risk assessments, and seeking to maximize utility efficiency.
Experience
Experience in repairs and maintenance within a domestic residential environment or as a general builder/residential construction in trades such as plumbing, electrical, or carpentry. Proven experience installing and maintaining hot and cold water systems, sanitary appliances, soil and waste drainage, electrical systems, fire alarm, emergency lighting, and security systems.

Qualifications
A reasonable level of general education (O’ Level / GCSE or equivalent) with demonstrable written and numerical skills. Awareness of Health & Safety requirements on site. A recognised trade qualification such as Building Crafts Operative Certificate, City and Guilds, or NVQ relevant to repairs and maintenance in residential buildings (e.g., plumbing or electrical) is essential. Commitment to continually improving knowledge, skills, and abilities to achieve the best results.
